Hi and welcome to the portfolio update June 2020. I hope you are still alright! In the review you get once more a lot of information and for the first time an insight from the tool portfolio performance which I'm using to track all of my investments.

Platforms

In this portfolio update from June 2020, I sorted the reports for the platforms again like in the previous month according to the P2P type and performance.

P2P (Buy-back)

Like in the previous month in June there were no new deposits, because I want to see how the platform behaves.  The IRR increased because of the constant interest flow and the cashback for previous deposits to now 21,79% (+2,97%). 340,20€ is my investment.

Because the platform is new and I only invested 50€ I won't put capital as questionable for now.

On the platform there is a 1% cashback for 60 days if you are using my link*. In total up to 15%! My reward is 5€ onetime + 1,5%.

I didn't invest more money on Mintos in May but the interest payments were quite fair. Also, I won't invest more money in the next 2-3 months to see how the situation with the loan originators evolves. My total investment is 7.352€ with an IRR of 15,22% (-0,06%).

I noticed that Mintos ramp up the communication. It's not optimal but a step in the right direction. I can only recommend taking a look at the official Mintos blog now and then and also taking into account the ExploreP2P loan originator rankings when selecting them.

Even if Mintos is one of my largest platforms, still have 20% are questionable, because some loan initiators are now under pressure and I sometimes have smaller positions here.

Mintos* stopped the cashback for investors. Only publishers like me receive onetime 5€ + 1% for 60 days.

In June I didn't deposit new money on Viventor. In total 192,32€ are invested with an IRR of exactly 14,59% (-5,41%).

As of the end of May, exactly 41,66% of my capital is in questionable, because of the money invested in Aforti Finance/Factor loans.

If you want to invest in Viventor*, there is unfortunately no bonus or cashback I can offer. Only I as a publisher receive a 15€ bonus (until end of August then 5€) and 1% cashback for 30, 60 and 90 days.

 

IUVO P2P Investieren

Last month I did go over to activate my regular auto invest. This will remain so for the next time. In fact, I have looked the least at IUVO, only once at the end of the month. All in all 2,431€ are invested there now. I think the XIRR will decrease from now on and is currently at 14,28% (-0,18%).

Marking 10% of the capital as questionable seems to be appropriate because of the amount of HR loans. 

    • For IUVO there are two different offers. Unfortunately the referral program is extremely unattractive since a few days. For the first you can contact me because unfortunately it has to be done manually and I have to invite you. You get 20€ to 150€ depending on your investments. 1% are available for an investment of >2.000€, 1,5% for >3.500€.

With the 2nd offer (click on the banner) I get 5€ and had the idea to share my bonus of 200€ if you invest at least 2.500€ within 30 days. Investment, not deposit 🙂 Unfortunately I cannot offer sharing the bonus any longer, to put it politely because some people making life difficult for me.

End of June PeerBerry had an IRR of 12,42% (+0,17%) with 708€ invested. Lately the number of active investors increased  on the platform and that had influence on the interest rate. At the moment you only get approx. 10% for short-term loans. Nonetheless everything works smooth.

Also, very solid platform which I have in my portfolio for over two years. Due to the additional group guarantee, I don't think my investment is questionable as of today.

A while ago PeerBerry introduced a loyalty bonus, but with high requirements

    • 0,5% for 10.000€
    • 0,75% for 25.000€
    • 1% for 40.000€

I should rename Viainvest to Smoothinvest. IRR increased slightly to 11,51% (+0,27%). 1.216€ are invested. Since some days ago there is a flat 12% interest rate for all loans!

In my opinion Viainvest is quite solid and so 0% of my capital is questionable.

For the start at Viainvest* there is a 15€ bonus. For this only 50€ need to be invested. I'm also rewarded with 15€ if you register with my link.

Regarding interest payment Bondster recovered further, but the Polish Mikrokasa loans are delayed 60+ days. They inform investors transparently about the loan originator status. End of June my investment was 1.104€ with an IRR of 10,80% (+0,15%).

Bondster is a young platform, so I'll put 30% of the capital as questionable as well.

There is a 1% cashback after 30, 60 and 90 days at Bondster*. I receive 1,5% + 5€.

Since my re-entry into Twino, the platform runs completely unproblematic and almost by itself. Because of interest payments and 2x referral income 307,22€ are invested end of June. This corresponds with an IRR of 10,67% (+0,11%).

Because I just have a few Euros invested I won't put it as questionable for now

Swaper weakens again somewhat. 275,59€ is my total investment and the IRR decreased again to 8,60% (-0,55%). There is not much more to report about the platform. In contrast to many other things, it can actually be described as passive investing!

Because I just have a few Euros invested I won't put it as questionable for now

Crowdlending

On TFGCrowd I really managed to stay strong and take some money out instead of reinvesting. 1.118€ are invested currently and the IRR is 21,85% (+0,09%).

Still, I see it as a high risk investment. So 90% of my investment are questionable.

However, if you want to test the platform you can use my link. I get 20€ + 2% after 90 days as a reward if you invest at least 100€.

At Wisefund, the IRR continues to fall in June to 14,67% (-1,31%) on a total investment of 1.031€. Interest was received this time from two projects, but the majority are still on hold. In the previous portfolio update I had also erroneously written that the projects should resume payments in June. Correct is July! I'm a bit dependent on that, too, whether things will continue here for me or not. After all, the money should work.

Because of the loan extension and the flow of information I think 90% (previously 75%) of my investment can be considered as questionable.

Wisefund* no longer offers a bonus or cashback. I receive 2,5% cashback if the information available is correct.

On Crowdestor, I'll try to be brief. June was the low point in terms of IRR with 6,66% (-0,57%). And all this with a total investment of 12.795€! BUT many projects have already promised to pay accrued interest together with the next payment and I can already see the first figures of the “older” projects. Small spoiler: If I take a look at my July evaluations, I can already see massive increases in interest payments!

My plan to participate in the equity rounds I must probably declare failed, because I was not able to participate in the last two rounds again, because they were financed seconds after the release.

Still, I put 50% of the capital as ‘questionable' because of the corona pandemic which will have a massive effect on tourism and restaurants.

With my link* there is 1% on top for 180 days on your investment! I'm rewarded with 1% too. There were problems with the links of Circlewise in combination with ad blockers. Now this should be fixed.


P2B

IRR is also climbing steadily at the Irish SME financing platform Linked Finance, although I am currently only reinvesting. Portfolio performance shows me 6,02% (+0,25%) with a total investment of 292,88€.

Like Debitum it's a new platform for me and you invest in business loans as well. So I put 30% as questionable.

Linked Finance has no affiliate or referral program. At least I don't know about it.

Debitum Network is bouncing along. But there were no new deposits in June either. 313,70€ are invested with an XIRR of 5,30% (-0,93%).

Because it's a new platform for me and the platform offer investment in business loans (doesn't matter if's asset-backed or not) I put 30% of the capital as questionable.

P2B (Real estate)

The IRR at ReInvest24 also jumped in June and is now 12,26% (+2,10%) at 301€ on the account. In May there were development projects in Moldova for the first time. To reduce the effort for me a little bit, I am currently investing in ReInvest24 projects via EvoEstate. But maybe I'll rethink the whole thing again. Soon there will be a review and interview with ReInvest24!

I put 10% of the capital as questionable. Why? Forgot to mention it the last time. ReInvest24 is still a very young platform. That's the only reason.

If someone wants to invest directly over ReInvest24* there is a 1% cashback (for me as well) in the first year.

 

Bulkestate has been offering projects more frequently lately and I try to take each one with the minimum investment. Currently 975€ are invested in 18 projects. The IRR is again at 11,60% (+0,36%).

I put 10% of my investments as questionable.

Until end of August there is a bonus of 5€ for new investor. I'll receive 2,5% cashback for 180 days and one-time 5€  if you use my link*.

EstateGuru is really fun for me at the moment, as interest rates are finally starting to bubble. My account now shows 3,210€ with an IRR of 8,22% (-0,18%).

In addition, EstateGuru has also launched an equity campaign to collect enough funds for further expansion. The whole thing runs on the known platform Seedrs and as you can see is much in demand. I've secured 43 shares of 23,33€ each (so 1003,19€).

5% of the capital is questionable because I think EstateGuru is one of the safest platforms around.

At EstateGuru* there is a 0,5% cashback for 3 months. I also receive the cashback and in addition 5€. If you want to invest on Seedrs*, you get £25 after an investment of min. £150 within 30 day. Then I get £25 too.

At Crowdestate there were some repayments from projects in June and I also withdrew some of the money again. Unfortunately, the project where the final repayment would have been due is now unable to run it. Very unfortunate! Now we have to wait and see. My account now shows 1.605€, with an IRR of 7,56% (+1,03%).

Approx. 40% (+25%) of my capital I put as questionable because of the Baltic Forest X project. Another project was added in June, which currently cannot make repayments.

Unfortunately there is no affiliate link with cashback which I could forward to you. If you use my link*, I receive up to 1% cashback for 60 days. So Crowdestate too lowered the marketing budget.

In June it was time and my account broke the 4.000€ mark for the first time. In total there are now 4.005€ on the Lithuanian platform. The IRR rises again slightly to 2,52% (+0,04%). I expect interest payments to rise accordingly in the coming months. A project, in which I unfortunately was not invested, was repaid with >28,5%!!! instead of the expected 12%.

EvoEstate also continuously improves the platform. In June, for example, a feature was added that allows subscribing to project updates. This allows investors to choose which projects they want to be informed about. In addition, it is possible to ask questions that are then answered by EvoEstate or project initiators. And also in July there will be some new features.

I put 10% of the capital as questionable because of the buy-to-let project.

For EvoEstate there is a 0,5% cashback for 6 months with this link*. I get 0,5% too and one-time 5€.


P2P

At the end of June, 1.141€ was invested in NeoFinance and the IRR was 13,38% (+0,17%). I do not count the red loans as defaults so far, as they do make a payment from time to time. But my selection criteria are now much stricter. So it remains to be seen how my portfolio develops on NeoFinance. The following screenshots show a comparison of May and June.

The return calculated by the platform is now 12,86% after an adjustment of the calculation. There is a deduction of 15% withholding tax (can be reduced to 10% by the way). 

At least the 91-270 days overdue loans I have to mark as questionable even though some of them might pay in the future. I think 30% of the capital is questionable in the current situation.

NeoFinance* changed and lowered their offer too. There is 1% cashback for you and me for 90 days.


P2P (Short-term)

Go & Grow

Go & Grow I mainly use for a small part of my cash and will also use it for my side hustle and savings for insurance payments. Because of the withdrawals from time to time and the fee of 1€ IRR is at 5,77%. However, I do not want to miss the liquidity available here. In total 1.517€ are invested.

I don't think my investment here is in question. Bondora has enough leverage. One of them, namely the delayed payouts, has been applied over the last few months.

Strictly speaking, I added Quanloop to my portfolio as a test balloon in April. Also, I did an interview with them. I'm only invested with 50€ and the IRR was 6,24% end of June. My AI is set up to 13-14%.

Experiment

With my 3rd test balloon, which I startet in May I want to test it again and try to invest with very strict criteria via the Bondora API. For this I had a virtual sub-account created so that I could track the results. Currently 100,15€ are invested there with an IRR of 2,26%.

The British platform AxiaFunder offers investing in an area I haven't seen before because they offer investing in litigation cases. You can find an interview with CEO Cormac Leech at explorerp2p.com. Very worth reading! I'm invested with £500. Yes, that's the minimum investment and a lot. You have to bring some capital with you in order to have proper diversification. The same is also possible for a total loss and even a loss of more than the invested money. On the positive side returns of 20-30% p.a. are possible. So it's a high risk test balloon! So far the return has even been negative due to currency fluctuations.

Furthermore, I will update you here about my affiliate income in June. I haven't received it yet, under normal conditions I get it in the following months. Summary

Compared with May, there was a minimal drop in interest income in June. However, the normalisation is continuing nevertheless. I can already say in advance that there will be a significant increase in July. I'm also currently thinking about whether I should perhaps reduce minimally on some platforms and instead strengthen other platforms and thus better diversify. Perhaps I have already implemented some of the considerations for the next portfolio update. If everything goes according to plan, my P2P portfolio will be back in the black next month! And that despite the heavy losses at the beginning of the year.

Revolut – My account for p2p and crowdlending

Since I don't want to transfer everything from my regular bank account to the platforms, I was looking for a simpler solution. A few months ago I stumbled upon Revolut*. Since then, I use the app for all financial transactions in the area of p2p/crowdlending and also in business context as freelancer with Revolut for Business*.

After being skeptical at first I'm now a big fan of the app. The execution of transactions to the different platforms and also withdrawals is very fast. In addition  you can with the free Revolut VISA card with max. 200€ cash limit per month at an ATM. And that without additional costs!

In addition, Revolut is my faithful travel companion. Since I also work abroad from time to time  I also looked for a way to simply exchange currencies. This is easily possible with the Revolut app. Also, without fees (up to 6.000€ per month)!

Using my links for Revolut I get nothing at the moment. Previously I got reward of £2.00-3.00 for a standard card order. For Revolut for Business I'd get up to 66,35€. Reason is that Revolut pausing their affiliate programs.
