today I would like to write about my portfolio update for September 2019.  My portfolio has grown to almost 30.000€. After 2.100€ in August it was even more in September. In fact, almost 2.800€ were investen on various platforms. Which ones? You can read this in the blog post below.

Wisefund

The biggest news first. There is a new 1st place in the XIRR ranking. Namely Wisefund. Also due to the cashback, the platform comes to massive 26,86%! 4 out of 7 projects have already paid interest and the free 670€ from last month I could invest in 3 new projects. Incidentally, one of them is not yet fully funded, thus providing the opportunity for a first investment. In total, I am involved in all available projects with 50-200€. So I'm curious to see how the platform deleops in the future and whether new projects will be added at this pace. For more information about the platform, read the interview with Ingus Linkevics.

Monethera

I have also increased my investment in Monethera to 1.000€. 125€ are currently still available for new projects. I'm invested in all projects with 50-175€. These are published regularly and are sometimes let's say special. For example you could invest in a full-service luxury transport company for VIPs. A first real estate project is also available for investment. There is a change of -0.11% in the XIRR ranking, but this still means 21,26%. In an interview with CEO Andis Tauber you can learn a little bit more about Monethera. In addition, Thomas of p2p-game.com (only available in German) had an even closer look at the platform. I'ts worth reading!

Kuetzal

3rd place with 19.07% (+0.96%) goes to Kuetzal. The interest is paid perfectly. Unfortunately, there was no buy-back project in September. That is why I have invested the money elsewhere. Only yesterday, however, there was another big project with a strong 20% for 24 months. In the next few weeks Kuetzal will have other projects with 16-20%..9

Envestio

Envestio is 4th and was able to increase again by 1.07% compared to August. This accounts for 16,97%. This exceeds the forecast 16% in a positive sense. The interest at Envestio is all paid on time. I was able to increase the investment volume by 365€ and now comes to approx. 1,715€ on the platform. In September I was able to invest in 5 new projects (13 in total).

Grupeer

After four crowdlending platforms the next place goes to Grupeer which was able to increase again.  The XIRR now stands at 12,87% (+0.37%). Grupeer is growing steadily and three new loan originators from Kenya (e-Mkopo), Latvia (Sauleskredits.lv) and Great Britain (Cubefunder) have recently been added.

I am also considering my investment of approx. 1,260€ in the near future because I believe that the platform is developing positively. If Grupeer now delivers the features on the roadmap, that would be great of course.

Mintos

Mintos holds his place in the XIRR ranking. However, the decrease in interest rates caused some panic. I have adapted my auto-invests. The minimum is now 10%, which I will not undercut. Nevertheless I'm not going to withdraw any money, that just doesn't make sense. Presumably the whole thing is a seasonal phenomenon again and interest rates will rise again. Furthermore, I am completely satisfied!

Also at Mintos some new newcomers were added and there are more news. The following is the brief summary:

  • Bulgarian Stikkredit joins Mintos (up to 12%)
  • Zenka Finance from Kenya joins Mintos (up to 12%)
  • E-cash from Ukraine as well (up to 11%)
  • Creamfinance now also offers Spanish loans (up to 10%)
  • Mogo offers Belarusian loans (up to 12%)
  • Aforti pays again!
  • Estonian provider ESTO now offers loans (up to 10%)

Mintos offers you a 1% bonus on the average investment at the start on the platform. This will be charged after 30, 60 and 90 days.

IUVO

IUVO* comes to 12,18% (-0.10%) at 1.085€ investment. IUVO* or the loan originators do not pay interest on delayed loans. Therefore there is a difference between the XIRR and the return displayed in the dashboard (14.12%). Furthermore, everything is nicely reinvested.

By the way, IUVO* offers you up to 90€ for the start on the platform. If you're interested, just send me a short message. Unfortunately, a small manual intervention is required.

Bondster

Bondster grows and thrives. Currently, approx. 635€. As part of the consolidation of my platforms, PeerBerry has been reduced and Bondster raised for this purpose. As a result, the XIRR drops slightly to 11,85% (- 0,45%). I have planned to increase to a total of 1.000€.
The platform is ideally suited for diversification!

PeerBerry

11,14% (+0,01%) is the XIRR at PeerBerry. The auto-invest is set at 12% and the platform itself now shows 12,21%. As I have already announced, the free funds will be transferred to Bondster. The long-term car and real estate loans, which are expected to be worth 650€, will remain. These will be invested bit by bit elsewhere.

The divestment is mainly due to the consolidation of my platforms. However, PeerBerry also annoyed me a little with their little technical problems.

NeoFinance

The XIRR continues to climb to 10,35% (+ 1,16%). I am still satisfied with NeoFinance, but a real conclusion can only be drawn here when some time has passed. The return calculated by the platform is now 18,25%! And this despite the deduction of 15% withholding tax (can be reduced to 10% by the way). Meanwhile I have two loans which I could sell to NeoFinance, but I won't do that.

At NeoFinance there is a 25€ bonus.

Viainvest

The XIRR at Viainvest also continues to rise to 10,20% (+0,37%) in September. Soon the 11% will be reached. I really can't say anything negative about the platform. It just runs on its own. As a platform for diversification, I can clearly recommend Viainvest.

To start at Viainvest there is a 10€ start bonus. For this only 50€ need to be invested.

Crowdestor

Yes Crowdestor is still my favorite platform! And yet the XIRR drops to 9,19% (-1,66%). Whaaaat? A large part of my new investments were also transferred to Crowdestor in September and there are now more projects that pay interest only once a quarter or half-year. My investment at Crowdestor of just under 2,500€ last month, I increased in September at about  4,200€ massively. The reasons for this are on the one hand increased trust in the platform and the mentioned consolidation, in which I would like to increase the share of crowdlending platforms. If you want to know more about Crowdestor, I recommend my interview. On the other hand, I would like to refer to the blog post by Georg von Crowdlendingrocks.eu. He has a very interesting Q&A with Janis and Gunars from Crowdestor with great insights on his blog.

EstateGuru

Now let's move on to EstateGuru and the 21 projects I'm invested in. The XIRR is up 9,13% (+ 2,96%) and I have increased my investment to approx. 1,450€. The high increase in the XIRR is due to the introduction of the secondary market, where I was able to sell my late loans with a premium.

EstateGuru offers a special deal in October. 1% cashback is available on your investment in the first 30 days. If you register in October , e.g. on October 30th., the bonus is still available until November 30th.

Viventor

At Viventor, I am now on the retreat as announced. Nevertheless, the XIRR climbs to 7,84% (+ 0,91% compared to the previous month), but this is still meager. There are still approx. 515€, which will be repaid soon. Then I will probably move the free funds to Bondster.

Bondora Go & Grow

The better product at Bondora despite a cap of 6,75% is Go & Grow. I mainly use it for a small part of my cash. Since there are some debits taking place here and there and you have to pay a fee of 1€, the XIRR is slightly lower with 6,10%. However, I do not want to miss the liquidity available here. Especially in the current phase of the stock market, I am trying to build up somewhat larger cash reserves. In a separate blog post, I will explain my strategy regarding the stocks if someone is interested.

5€ are available at Bondora right after registration. If someone wants to invest a larger sum, just send me a message (I share my bonus).

Bondora

For me the loan portfolio at Bondora consists only of red loans, I sold all other loans after 4 years of investing. Through the recovery process I hope that something remains. Of course I could sell them with high discount, but I'm not reliant on the ~370€. Therefore, the money stays where it is for the time being.

I can't really recommend Portfolio Pro. If you stop putting in more money, the return drops very quickly into the basement. Although Bondora's recovery process is one of the best in the p2p industry, there are plenty of alternatives.

Crowdestate

Crowdestate has also increased. There are now a total of 1,700€ invested in loans with 13.5-17%. One project (Baltic Forest X) is a bit of a concern to me right now, because the interest payment has been postponed 3 times. Today, however, something came. Nevertheless, I have discontinued the project on the secondary market. 1,72% (-0,40%) is the XIRR in September. Crowdestate  will develop slowly, as some projects are final or pay interest only per quarter. Nevertheless due to the track record and the previous projects I'm very optimistic.

Bulkestate

1250€ are invested on Bulkestate. September was really quiet except the second payment of interest of a project. Therefore XIRR jumps to 0,13%. I want to mention that almost all projects are final. In the event that there are no defaults (which I hope so, of course), the return is expected to be around 15%. I will also increase my investment at Bulkestate (maybe over EvoEstate).

Exporo

Unfortunately this investment posibility is only for investors from Germany, Austria, France, Hungary, Ireland, Luxembourg and Switzerland. (yet). I am invested in a stock property (so an existing building which is already rented) at Exporo with 1000€. The expected return is expected at 4,5% and payments come in every quarter. However, I would like to expand the investment in the future.

Exporo does also offers real estate development projects. Here everybody can invest. Maybe for diversification it’s interesting for you.

By the way, Exporo offers you 100€ cashback for your first investment.

ReInvest24

0,86% is now actually accounted for by ReInvest24. Of course the 2% fees per project have a negative influence. The highlight in September was the early sale of the Luxurious rental apartment project. The result was really impressive. 24,36% ROI!! The dividends continued to be paid and the buy-and-flip project Majaka 54 is about to be sold soon. Almost 500€ is still invested. I have placed the repayment from the Luxurious rental apartment project at EvoEstate.

If you want to invest directly via ReInvest24 and not like me via EvoEstate, the platform offers a nice cashback promotion with 1% cashback in the first year!

EvoEstate

On EvoEstate I increased my investment to 625€. The aggregator platform for real estate loans is really interesting and now the second market announced in the interview has been published. The XIRR is now -1,84%, as I bought a loan with a bit of a premium. EvoEstate paid out the first interest on two projects in time for the end of the month.

In the coming weeks and months the number of supported platforms in which projects can be invested will increase significantly! So be curious.

EvoEstate offers 15€ for a good start on the platform.

Outlook & Summary

The crowdlending platforms again dominate the XIRR ranking. The new star is Wisefund, followed by Monethera. Directly behind them are Kuetzal and Envestio. Wisefund and Monethera will also settle at their level. Crowdestor continues to fall a bit because of my high investment, but that will change again. Grupeer and IUVO* continue to develop magnificently.  Mintos is holding firm despite falling interest rates. 

Viventor is about to be at 0€. PeerBerry is further downed and transferred to Bondster.

Revolut – My account for p2p and crowdlending

Since I don't want to transfer everything from my regular bank account to the platforms, I was looking for a simpler solution. A few months ago I stumpled upon Revolut.

After being skeptical at first I'm now a big fan of the app. Transactions to the different platforms and also withdrawals are executed very fast. In addition  you can with the free Revolut VISA card with max. 200€ cash limit per month at an ATM. And that without additional costs!

In addition Revolut is my faithful travel companion. Since I also work abroad from time to time  I also looked for a way to simply exchange currencies. This is easily possible with the Revolut app. Also without fees (up to 6.000€ per month)!
