Hello there! In mid-February, I'll take a look back at the previous month with the P2P portfolio update January 2021. There is a new test balloon that I've started. Which one it is, you will learn in the following blog post!


As usual, I would like to start with the IRR ranking and then take a closer look at the individual platforms. Next it's time for the problem platforms and how I define them exactly. Then comes the Portfolio Performance interest overview, my affiliate/referral income and my change(s) for the P2P/crowdlending classes. Let's start!

IRR ranking January

I've selected the 01.07.2017 as a start, as this is where I started tracking my P2P investments.

Platforms

Since Q3 2020 I've changed the order of the platforms a bit to bring the relevant information to the fore.

Platforms with ‘problems'

As ‘platforms with problem platform' I define all platforms I'm not satisfied with as well as those where the ‘red flags' shine brighter than usual, and I'm therefore on the retreat.

Briefly about Viventor. The IRR is only at 7,96%, with 224,38 € on the account. By the way, the dashboard also shows me incorrect values, so tracking performance etc. is very tedious. In January, I sold a few more loans at a discount to get out faster. Still no recommendation! More news about this will be in the February update.

I also continued to withdraw my money from Crowdestate in January. The IRR at the end of January was -9,45%. There are still 768 € remaining in the account. In February, one project will be repaid, others still open and not defaulted, I will probably put them on the secondary market. Again, the goal is to close the chapter faster.

At the end of January, 971 € were still invested in TFGCrowd. The IRR was 22,98%. So far, so good. As you know, I'm reducing my position, since I am already more than well positioned in the crowdlending area with Crowdestor. But my guts tell me in the meantime that I should get out of TFGCrowd. Even if many things work without problems. There are still a few warning signals. As mentioned in the previous month, startup financing is now also being offered with ‘Share Finance' projects, which displeases me. There are now two late projects, so one more than in December. And on top, the previous affiliate, which was already very high with 20 € + 2%, was increased to 50 €. Why this step? Do you need the money from new investors? I will definitely take a closer look in this matter!

 

I already wrote more about Wisefund in the August portfolio update. There was no real movement besides ‘interest' payments on the account. So I finally wrote off the complete investment, IRR -100%.

 

On Debitum Network, I received some interest payments in January. In February there are some repayments incoming, which I will then withdraw again. What's left is 92,26 € with an IRR of 7,99%.

 

At the Irish SME financing platform Linked Finance, projects continue to pay back diligently, both interest and principal. One project has even been successfully repaid. Portfolio Performance shows me an IRR of 6,75% at the end of January with a total investment of 304,83 €. Sounds good right? You might ask what exactly is my problem?

The plan was actually to pull money out as new projects are very rare and at the same time investors seem to be sitting on some cash. There were already 2-3 projects that were funded within a second, but unfortunately my AI didn't invest. At the same time, since 01/01/21 it costs me fees if I don't invest for a longer time. These are only a few cents, and it's fine. But I'm currently sitting on >100 € cash and the withdrawal also costs 5€ since the start of the year, if you withdraw less than 250 €. That's a real shame… I'll wait until March to see if my AI gets a chance and invests some money.

Another platform where no intervention was necessary in December is Twino. Here, 10,69% of the invested 453,70€ are booked. Twino was profitable in 2020. The official licensing is also progressing, in this regard there is also already a new design and reduction of interest rates for loans with currency impact.

Because I just have a few Euros invested I won't put it as questionable for now.

Crowdlending

In the first month of the new year, there were not quite as high interest payments as in December 2020, but still there was a total of almost 99 €! Furthermore, the platform is in transition to the positive. A new CTO is in the starting blocks, they are trying to communicate more and in my opinion they are succeeding.

On the project side, 55 of my 140 projects are currently late, approx. 39% (+1%). I will continue to monitor this number and from now on include it in the monthly portfolio update.

The account value at the end of December was 15.391 € with an IRR of 8,97%.

Still, I put 50% of the capital as ‘questionable' (regardless of the ~39% late projects) because of the corona pandemic which will have a massive effect on tourism and restaurants.

P2P (Buy-back)

No relevant news from Lendermarket im January. IRR is at 17%. Lendermarket itself shows me 13,95% with 473,50 € Investment an.

Because the platform is new and I only invested a few euros I won't put capital as questionable for now.

On Mintos it was quiet January after a also quiet December with interest income of 65,25 €. 7.726€ are invested as of 31.01.2021 with an IRR of 13,61%.

Even if Mintos is one of my largest platforms, still have 18% are questionable. Namely all pending payments.

Mintos* stopped the cashback for investors. Only publishers like me receive onetime 5€ + 1% for 60 days.

 

IUVO P2P Investieren

IUVO continued to run on autopilot in January with an investment of 2.594 € at an IRR of 12,88%. Since IUVO has already a good size, I decided to withdraw a large part of the interest (20€) each month and invest it on other platforms. So I requested a first withdrawal at February 1, 2021.

Marking 10% of the capital as questionable seems to be appropriate because of the amount of HR loans. 

  • For IUVO there are two different offers. Unfortunately the referral program is extremely unattractive since a few days. For the first you can contact me because unfortunately it has to be done manually, and I have to invite you. You get 20€ to 150€ depending on your investments. 1% are available for an investment of >2.000€, 1,5% for >3.500€.
  • With the 2nd offer (click on the banner) I get 5€ and 2% of the investment in the first 30 days and 3% for the investment of day 31-90

PeerBerry also continues to run without problems. The IRR in December is 12,63% with invested 995€.

Also, very solid platform which I have in my portfolio for over two years. Due to the additional group guarantee, I don't think my investment is questionable as of today.

A while ago PeerBerry introduced a loyalty bonus, but with high requirements

  • 0,5% for 10.000€
  • 0,75% for 25.000€
  • 1% for 40.000€

There was absolutely nothing to report in January at Swaper. 302,38 are invested with an IRR of 12,37%.

Because I just have a few Euros invested I won't put it as questionable for now.

Everything is the same at Viainvest, like in the previous months. The IRR in December was 11,46%  with invested 1.320€.

In my opinion Viainvest is quite solid and so 0% of my capital is questionable.

For the start at Viainvest* there is a 15€ bonus. For this only 50€ need to be invested. I'm also rewarded with 15€ if you register with my link.

The number of my Polish loans from Mikrokasa with 60+ days delay continued to decrease further in January. I hope that will go on. 1.183€ is my investment here with an IRR of 11,16%.

Bondster is a young platform, so I'll put 30% of the capital as questionable as well, because of the loans from Poland.

There is a 1% cashback after 30, 60 and 90 days at Bondster*. I receive 2% .


P2B (Real estate)

No news in January from Reinvest24. Interest payments as usual! The calculated IRR is 10,90% with invested 345,98€.

I consider 10% of my investment as questionable, as ReInvest24 is still a young platform.

If someone wants to invest directly over ReInvest24* there is a 10€ bonus. I receive 1%. In addition, there is a campaign running until February 22, 2021 for which you receive 1% cashback for at least 500 € investment on the primary market.

Estateguru is one of the most stable platforms at the moment. My account shows 3.518€ in January with an IRR of 9,57%.

I don't consider my invested capital to be ‘questionable'. So far EstateGuru has always ensured recovery.

At EstateGuru* there is a 0,5% cashback for 3 months. I also receive the cashback and in addition 5€.

 

I'm still invested with 1.227 € in 22 projects. The IRR decreased to 6,32%  because the majority of the projects are full bullet. There is some movement regarding the Aleksandra Apartments I project, but nothing to share at the moment. For Briežu Street II there were first part repayments.

I think about 9% of the capital is questionable, because of the two delayed projects and because I do not know how well the recovery is working.

At EvoEstate I try to reach the 100 projects step by step. 4.706€ are currently invested in 83 projects with an IRR of 3,82%. I expect interest payments to increase accordingly in the coming months.

Although, EvoEstate is still one of the younger platforms. Interest payments on some rental projects have also started again in some cases. Therefore, I don't (any longer) consider my capital to be questionable.

For EvoEstate there is a 0,5% cashback for 6 months with this link*. I get 0,5% too and one-time 5€.

With NeoFinance, things are also running smoothly so far, the red credits are at least no longer increasing that much. At the end of January 1.232€ are invested in NeoFinance and the IRR is 13,17%. I don't count the red credits as defaults so far, since they do make a payment from time to time. The manually selected loans have very strict criteria. I try to check in 1-2 months whether this change is crowned with success. The following screenshots show a comparison of December 2020 and January 2021.

The return calculated by the platform is now 13,45% after an adjustment of the calculation. There is a deduction of 15% withholding tax (can be reduced to 10% by the way).

At least the 91-270 days overdue loans I have to mark as questionable even though some of them might pay in the future. I think 30% of the capital is questionable in the current situation.

NeoFinance* changed and lowered their offer too. There is 1% cashback for you and me for 90 days.


P2P (Short-term)

Go & Grow

Go & Grow I mainly use for a small part of my cash and will also use it for my side hustle and savings for insurance payments. Because of the withdrawals from time to time and the fee of 1€ IRR is at 6,78%. However, I do not want to miss the liquidity available here. The total investment is 1.661€.

I don't think my investment here is in question. Bondora has enough leverage.

Strictly speaking, I added Quanloop to my portfolio as a test balloon in April. Also, I did an interview with them. I'm only invested with 56,29€ and the IRR was 19,73% in January. My AI setup is 13-14%. In May, it's one year since the start of my test balloon, then I write a review.

I recently introduced the platform and was also able to conduct an interview with CEO Dmitri Pavlov. Due to the close relationship with the Placet Group, only loans from this loan originator are listed there. The Placet Group is also available as a loan provider for Mintos, but today it has 2% less interest. In January 186,69 € is my investment on the platform with an IRR of 9,80%.

The British platform AxiaFunder offers investing in an area I haven't seen before because they offer investing in litigation cases. You can find an interview with CEO Cormac Leech at explorerp2p.com. Very worth reading! My investment is £500. Yes, that's the minimum investment and a lot. You have to bring some capital with you in order to have proper diversification. The same is also possible for a total loss and even a loss of more than the invested money. There may even be a margin call already in the new year. On the positive side returns of 20-30% p.a. are possible. So it's a high risk test balloon! In January the IRR is 2,86% due to currency effects.

In January, I opened a new test balloon, namely at LendSecured. The platform offers land plot projects and real estate projects. However, in the coming weeks, it will launch another type of loan that I find quite exciting. More on that in a separate blog post. Initially, I invested 50 € in a first project and immediately bagged 1% cashback. So the account currently shows 50,50 €.

Portfolio performance income

In January, there was ultimately only 187,60 € in portfolio performance. However, this was mainly due to the complete write-off of Wisefund including the 147,78 € interest I received. The following month should look better again.

Furthermore, I will update you here about my affiliate income in January. I haven't received it yet, under normal conditions I get it in the following months. Summary

Approx. 188 € in interest ‘only' in January. Unfortunately, this is always the case. Losses are simply part of risky investments like P2P and crowdlending. Even though my investment horizon is 10 years plus, I realized again how slowly you can withdraw your money from some platforms.
