Hi! Nice that you're back for another reading on the portfolio update July 2020, this time I hardly invested anything at all, but reinvested exclusively. Nevertheless, thanks to a platform I was able to post the highest interest income so far. Which platform this is, you can read in the following blog post.


As usual, I would like to start with the IRR ranking and then take a closer look at the individual platforms. This is followed by the portfolio performance interest rate overview, my affiliate/referral income and my change(s) for the P2P/crowdlending classes. Happy reading!

Platforms

In this portfolio update from July 2020, I sorted the reports for the platforms again like in the previous month according to the P2P type and performance.

P2P (Buy-back)

No fresh funds were invested at Lendermarket in July either. So far, everything is running quite smoothly, delayed loans are keeping within limits.  Because the cashback is now no longer being added, the IRR will decrease bit by bit. At present, it is 20,22% (-1,57%). Lendermarket itself shows me 13,84% with 344,41€ investment.

Because the platform is new and I only invested 50€ I won't put capital as questionable for now.

On the platform there is a 1% cashback for 60 days if you are using my link*. In total up to 15%! My reward is 5€ onetime + 1,5%.

Mintos, Mintos. I'm a little bit dissatisfied here, because now here and there it shows through that there are quite a lot of loan trainers, who were already very weak on the chest before Corona. Communication has improved considerably, even though there are always news that is viewed critically by the majority of investors. Nevertheless I will stick to it! I have adapted my auto invest to a more conservative approach and put all the loans I didn't like on the secondary market. I have also redistributed almost 200€ to other platforms. As expected, the interest rates have also fallen again, after all we are in the Mintos summer slump, which should be known to many investors. The total investment at the end of July is 7.223€ with an XIRR of 14,86% (-0,36%).

 I can only recommend taking a look at the official Mintos blog now and then and also taking into account the ExploreP2P loan originator rankings when selecting them.

Even if Mintos is one of my largest platforms, still have 20% are questionable, because some loan initiators are now under pressure and I sometimes have smaller positions here.

Mintos* stopped the cashback for investors. Only publishers like me receive onetime 5€ + 1% for 60 days.

 

IUVO P2P Investieren

The regular auto invest, which was activated in July, is working like it should. Besided not much interesting happend. But wait! IUVO celebrated its 4th birthday on July 23, the Polish loan broker KFP has changed its name to CBC and IUVO is now likely to take legal action after CBC failed to resume payments after a three-month payment pause. In addition, iCredit now also offers loans in Poland. In total, IUVO has invested 2.452€ with an IRR of 14,02% (-0,26%).

Marking 10% of the capital as questionable seems to be appropriate because of the amount of HR loans. 

    • For IUVO there are two different offers. Unfortunately the referral program is extremely unattractive since a few days. For the first you can contact me because unfortunately it has to be done manually and I have to invite you. You get 20€ to 150€ depending on your investments. 1% are available for an investment of >2.000€, 1,5% for >3.500€.
  •  
    • With the 2nd offer (click on the banner) I get 5€ and had the idea to share my bonus of 200€ if you invest at least 2.500€ within 30 days. Investment, not deposit 🙂 Unfortunately I cannot offer sharing the bonus any longer, to put it politely because some people making life difficult for me.

I transferred a part of the Mintos funds to Viventor in July. 345,42€ are now invested with an IRR smooth 14% (-0,59%).

As of the end of July, exactly 23,65% of my capital is in questionable, because of the money invested in Aforti Finance/Factor loans.

If you want to invest in Viventor*, there is unfortunately no bonus or cashback I can offer. Only I as a publisher receive a 15€ bonus (until end of August then 5€) and 1% cashback for 30, 60 and 90 days.

The IRR on PeerBerry rose sharply in July to 13,21% (+0,79%) with 777€ invested. However, this will probably only remain so temporarily, as interest rates are still at the lower end at 9-10%. Otherwise I can't complain, which always makes me wonder, there are actually no delays at all!

Also, very solid platform which I have in my portfolio for over two years. Due to the additional group guarantee, I don't think my investment is questionable as of today.

A while ago PeerBerry introduced a loyalty bonus, but with high requirements

Viainvest ran completely quietly even in July and interest was paid well-behaved. The IRR continues to rise to 11,60% (+0,09%) with 1.243€ invested and is approaching the 12%.

In my opinion Viainvest is quite solid and so 0% of my capital is questionable.

For the start at Viainvest* there is a 15€ bonus. For this only 50€ need to be invested. I'm also rewarded with 15€ if you register with my link.

Bondster paid out a full 12,71€ in interest in July. But still my Polish loans from Mikrokasa are delayed every 60+ days, even though regular but very small repayments are coming. This also applies to other Polish loan initiators, as I found out in conversations with readers and investors. I will definitely be watching this. 1.117€ are invested at the end of July with an IRR of 11,04% (+0.24%).

Bondster is a young platform, so I'll put 30% of the capital as questionable as well.

There is a 1% cashback after 30, 60 and 90 days at Bondster*. I receive 1,5% + 5€.

Twino is fun and actually runs quite passive. In July the XIRR rose again to 11,30% (+0,63) with invested 370,84€. Lars Wrobbel recently published an interesting video interview with the head of the platform Roberts Lasovskis and CEO Anastasija Oleinika.

Because I just have a few Euros invested I won't put it as questionable for now

Swaper climbs only quite leisurely. 275,59€ are currently invested and the IRR has dropped back to 8,60% (-0,55%). There is nothing more to report about the platform. In contrast to many other things one can actually call it passive investing!

Crowdlending

In July, TFGCrowd is now at a level between 1.000€ and €1.200€, where I feel quite comfortable. Before that, I felt that I had invested too much and so I already withdrew money in June (after several previous attempts :D). 1.138€ are currently invested and the IRR is 21,93% (+0,08%).

Still, I see it as a high risk investment. So 90% of my investment are questionable.

Yes, what can I say about Wisefund… On the positive side, it is worth mentioning that interest was actually paid after the compulsory break and that payments are made immediately. Unfortunately, the interest only applies to a fraction of the projects. For the other projects the status is currently unknown. I am getting increasingly impatient and have already contacted CEO Ingus Linkevics. Actually an update was promised for the end of last week. This is still pending. The IRR at Wisefund continues to fall in July to 13,89% (-0,78%) with a total investment of 1.028€. I will remove the affiliate link until it is clear how to proceed.

Because of the loan extension and the flow of information I think 100% of my investment can be considered as questionable.

Let's move on to better news. In July Crowdestor delivered this with interest payments of a whopping 208,76€!!!!. This will certainly not always be the case in the coming months. The XIRR jumps to 8,40% (+1,74%) with a total investment of 13.003€! Nevertheless some projects are already delayed, which I was well aware of.

Still, I put 50% of the capital as ‘questionable' because of the corona pandemic which will have a massive effect on tourism and restaurants.

With my link* there is 1% on top for 180 days on your investment! I'm rewarded with 1% too. There were problems with the links of Circlewise in combination with ad blockers. Now this should be fixed.


P2B

Also with Debitum Network there is nothing to complain about. 316,84€ are invested with an XIRR of 7,17% (+1,87%).

Because it's a new platform for me and the platform offer investment in business loans (doesn't matter if's asset-backed or not) I put 30% of the capital as questionable.

In the case of the Irish SME financing platform Linked Finance, projects are repaying diligently, both interest and principal. Soon I will be able to finance another project from the repayments. Portfolio performance shows me an IRR of 6,33% (+0.31%) at the end of July for a total investment of 294,60€.

Like Debitum it's a new platform for me and you invest in business loans as well. So I put 30% as questionable.

Linked Finance has no affiliate or referral program. At least I don't know about it.


P2B (Real estate)

In July, ReInvest24 took another step forward and is now at 12,81% p.a. (+0,55%) with 301,48€. Of course, this is also because I am currently not investing new money and therefore do not pay the 2% fees in advance. In order to reduce the effort for me, I am currently investing in ReInvest24 projects via EvoEstate. But maybe I'll reconsider the whole thing. I put 10% of the capital as questionable. Why? Forgot to mention it the last time. ReInvest24 is still a very young platform. That's the only reason.

If someone wants to invest directly over ReInvest24* there is a 10€ bonus (for me as well). I switched to the referral link.

 

Bulkestate has been offering projects more frequently lately and I try to take everyone with the minimum investment. This is still the plan, unfortunately I didn't make it with the last two. So there was little happening in July except interest. At the moment 977€ are invested in 18 projects. The IRR is 12,13% (+0,53%). Two of these projects are currently delayed. At the Aleksandra Apartments I there might be an auction. In the case of the Briežu Street II project, we will wait until September.

I think about 11.77% of the capital is questionable, because of the two delayed projects. and because I do not know how well the recovery is working.

Until end of August there is a bonus of 5€ for new investor. I'll receive 2,5% cashback for 180 days and one-time 5€  if you use my link*.

Also at EstateGuru the delays increase a little bit. But I am not worried here, as the recovery is working excellently so far. My account now shows 3.256€ with an IRR of 8,70% (+0,48%).

5% of the capital is questionable because I think EstateGuru is one of the safest platforms around.

At EstateGuru* there is a 0,5% cashback for 3 months. I also receive the cashback and in addition 5€.

This brings us to a lowlight towards the end, namely the projects at Crowdestate. I already mentioned that one major project was delayed, but now another one has been added. All in all there are even three. So I decided to end my investment in Crowdestate as far as possible. I started withdrawing returns a while ago. My account still shows 1.473€ (-132€) with an XIRR of 7,52% (-0,04%). Nevertheless I would like to point out that it was probably simply due to my project selection. Crowdestate as a platform is well established, with a long track record and other projects deliver as well. Nevertheless, I am unhappy for the reasons mentioned above.

Approx. 40% of my capital I put as questionable because of the Baltic Forest X project. Another project was added in July, which currently cannot make repayments.

Unfortunately there is no affiliate link with cashback which I could forward to you. If you use my link*, I receive up to 1% cashback for 60 days. So Crowdestate too lowered the marketing budget.

In June, the 4.000€ mark was still torn. Now 4.131€ are already invested there with an IRR of 3,04% (+0,52%). I expect interest payments to rise accordingly in the coming months. A project in which I unfortunately was not invested was repaid with >28,5%!!! instead of the expected 12%.

I put 10% of the capital as questionable because of the buy-to-let project.

For EvoEstate there is a 0,5% cashback for 6 months with this link*. I get 0,5% too and one-time 5€.


P2P

At the end of July, 1.154€ was invested in NeoFinance and the IRR was 14,38% (+1%). I do not count the red loans as defaults so far, as they do make payments from time to time. My critera are now very strict and I select the loans manually. I try to check in 1-2 months whether this change is crowned with success. In the following screenshots a comparison of June and July.

The return calculated by the platform is now 13,28% after an adjustment of the calculation. There is a deduction of 15% withholding tax (can be reduced to 10% by the way). 

At least the 91-270 days overdue loans I have to mark as questionable even though some of them might pay in the future. I think 30% of the capital is questionable in the current situation.

NeoFinance* changed and lowered their offer too. There is 1% cashback for you and me for 90 days.


P2P (Short-term)

Go & Grow

Go & Grow I mainly use for a small part of my cash and will also use it for my side hustle and savings for insurance payments. Because of the withdrawals from time to time and the fee of 1€ IRR is at 6,07%. However, I do not want to miss the liquidity available here. The total investment is 1.528€.

I don't think my investment here is in question. Bondora has enough leverage.

Strictly speaking, I added Quanloop to my portfolio as a test balloon in April. Also, I did an interview with them. I'm only invested with 52,08€ and the IRR was 11,92% (+5,68%) end of July. My AI is set up to 13-14%.

Experiment

With my 3rd test balloon, which I startet in May I want to test it again and try to invest with very strict criteria via the Bondora API. For this I had a virtual sub-account created so that I could track the results. Currently 151,13€ are invested there with an IRR of 7,14% (+4,88%).

The British platform AxiaFunder offers investing in an area I haven't seen before because they offer investing in litigation cases. You can find an interview with CEO Cormac Leech at explorerp2p.com. Very worth reading! My investment is £500. Yes, that's the minimum investment and a lot. You have to bring some capital with you in order to have proper diversification. The same is also possible for a total loss and even a loss of more than the invested money. On the positive side returns of 20-30% p.a. are possible. So it's a high risk test balloon! In June the yield was even negative due to currency fluctuations, but this was reversed in July.

New in July is Moncera. I recently introduced the platform and was also able to conduct an interview with CEO Dmitri Pavlov. Due to the close relationship with the Placet Group, only loans from this provider are listed there. Portfolio performance income

This is the earnings view of Portfolio Performance. I received 461,83€ in interest across all platforms at the end of July! This is an increase of almost 40%! Of course this was mainly due to Crowdestor and will not always happen. August should be much lower.


Affiliate/referral income

As I mentioned that I'll be more transparent regarding income of affiliate sources. You have seen that I write down what I get in return if you're using my links. Furthermore, I will update you here about my affiliate income in July. I haven't received it yet, under normal conditions I get it in the following months. But in total it's 143,47€ distributed over I dont know how many platforms, I forgot to take a screenshot. Unfortunately, I do not know why it has increased so much now. But it was due in part to the affiliate income of TFGCrowd. Significantly more readers have registered and also invested there. Thank you!

Summary

As suspected, interest income has risen significantly, even unexpectedly high. I have described my exit from Crowdestate above, I had been thinking about it for quite some time. At the moment I'm worried about Wisefund, but that's all I can do here. And as announced, I am actually “p.a.” back in the black after the “write-offs” at the beginning of the year. Revolut – My account for p2p and crowdlending

Since I don't want to transfer everything from my regular bank account to the platforms, I was looking for a simpler solution. A few months ago I stumbled upon Revolut*. Since then, I use the app for all financial transactions in the area of p2p/crowdlending and also in business context as freelancer with Revolut for Business*.

After being skeptical at first I'm now a big fan of the app. The execution of transactions to the different platforms and also withdrawals is very fast. In addition  you can with the free Revolut VISA card with max. 200€ cash limit per month at an ATM. And that without additional costs!

In addition, Revolut is my faithful travel companion. Since I also work abroad from time to time  I also looked for a way to simply exchange currencies. This is easily possible with the Revolut app. Also, without fees (up to 6.000€ per month)!

Using my links for Revolut I get nothing at the moment. Previously I got reward of £2.00-3.00 for a standard card order. For Revolut for Business I'd get up to 66,35€. Reason is that Revolut pausing their affiliate programs.
